Why Did My Home Inspector Recommend a Structural Engineer?

A home inspection can uncover a lot of things you were not expecting. Sometimes the inspector finds a crack, an uneven floor, a bowed wall, or another condition that looks unusual but cannot be fully diagnosed during a standard home inspection. When that happens, they may recommend having a structural engineer take a closer look.
That recommendation does not automatically mean there is a major structural problem. In many cases, the inspector is doing exactly what they should do by identifying a concern and referring it to someone who can evaluate the structure in more detail. What Does a Home Inspector Look For?
A home inspector performs a broad visual review of the property. They are looking at the roof, plumbing, electrical systems, HVAC equipment, foundation, framing, windows, doors, and many other parts of the house. Their job is to identify visible concerns and let you know when something deserves further attention.
What they usually are not doing is performing a full structural analysis. If they see a crack or movement pattern that could have several different causes, the most responsible recommendation may be to have a structural engineer evaluate it rather than guess.

What Does a Structural Engineer Look At?
When we perform a structural evaluation, we are not just looking at the crack the inspector pointed out.
We may evaluate the foundation, framing, floor elevations, walls, beams, columns, joists, masonry, drainage conditions, previous repairs, and other parts of the home that could be related to the concern. The pattern and location of the movement often matter just as much as the size of the crack itself.
For example, a single foundation crack with no other signs of movement may tell us something very different from a crack that appears alongside sloping floors, sticking doors, and new drywall damage in the same area.

Does an Engineering Referral Mean My Foundation Is Failing?
No. This is one of the biggest misunderstandings we see after a home inspection. The phrase “structural engineer recommended” can sound much worse than it actually is.
Sometimes we evaluate a home and determine that the condition is minor, stable, or does not require structural repair. Other times we find a problem that should be monitored. In some cases, there is active settlement, wall movement, damaged framing, or another issue that does need repair.

Uneven or Sagging Floors
Floors that slope or sag can point to several different issues. The problem could involve floor joists, beams, support columns, crawl space conditions, foundation settlement, or a combination of factors.
We often measure floor elevations and look at the framing below the floor when possible. That helps us determine whether the floor condition is connected to foundation movement or something happening within the framing system.
Bowed Basement Walls
A bowed basement wall deserves a closer look because the direction and amount of movement matter. We also want to know whether the wall is block or poured concrete, where the cracking is occurring, how much soil is retained outside, and whether drainage or water pressure may be contributing.
Foundation settlement and bowed walls can both produce cracks, but they are different problems and generally require different repair approaches.
Previous Structural Repairs
Home inspectors sometimes find old steel posts, wall anchors, patched foundation cracks, sistered joists, or other signs that structural work was performed in the past.
That does not mean the previous repair failed. It may simply be difficult for the inspector to determine why the repair was done, whether it was properly designed, or whether the structure has changed since then.
A structural evaluation can help establish what the repair is doing and whether anything else needs attention.
What Happens After the Structural Evaluation?
The next step depends entirely on what we find.
Sometimes the answer is that no structural repair is needed. The homeowner may simply need to monitor a crack or keep an eye on a condition over time.

A written engineering assessment can clarify what was found, whether repair is needed, and what type of work would be appropriate. In some situations, that may confirm that the condition is stable or less serious than it first appeared. In others, it gives everyone a clearer repair plan.
Either way, having an actual diagnosis is usually more useful than negotiating around a sentence in an inspection report that says “further evaluation recommended.”
